Energy saving

The thermal insulation in the external masonry is 10 cm thick, instead of the 5 provided by
the legislation and most of the houses have. The thickness of the thermal insulation of the
roof is also greater than required (average 8 cm). The estimated annual benefit in the cost
of cooling heating is 500 € (source : / eriki eksikonomisi-
katoikon).

The frames are seven-chamber for better thermal insulation and ecological green line of
Kommerling, without heavy metals (lead, cadmium, etc.), and the windows are energy
efficient, with a coefficient of thermal permeability U = 1.1. Conventional double glazing has
a factor of U = 2.7. Thanks to energy glazing we have great savings in heating and cooling
(source ti-prepei-na-gnorizo-gia-ta-energeiaka tzamia).

There is a solar collector that heats the boiler and the hot water system, using automation.
In addition to the convenience of having hot water immediately whenever we need it, we
save about € 300 per year, as much as it would cost to use electricity for hot water in a
family of four (source hot -water-storage-tanks / solar-
water-heaters / iliakoi ).

Underfloor heating provides better living conditions than underfloor heating, while helping
to save energy.

Heat pumps are the most economical way of heating. For this house we would spend for
heating with oil 2,000 € per year while with the heat pump we spend only 640 € for heating
with heat pump (source ). This amount will be even smaller in
combination with underfloor heating.

LED lighting offers great energy savings. Indicatively, the house has 67 spots with led
lamps, which consume 250 W, while the same lights with different lamps would consume
more than 700 W.

In most auxiliary spaces (corridors, warehouses, etc.) the lights are turned on with motion
sensors. So, for example, when we carry things, we do not need to look for the switch,
while we do not forget the lights that would increase the power consumption.

Hot water pipes are insulated for greater energy savings. This is not necessary according
to Greek law and is not found in many homes. There is also a hot water recycling system,
so as not to waste water waiting for the hot water to arrive when we enter the bathroom e.g.

Security

The 16-zone alarm system with the additional remote control board allows us to control our
home remotely. and give commands for various functions such as turning on the water
heater over the phone. The alarm system includes smoke detectors in the kitchens, so we
can warn in case of fire. There are also external alarm zones which are activated when
someone approaches the building to alert us before the intruder enters the building.

Armored doors are easy to break if not locked. For this reason I put the electric locks,
which lock automatically as soon as the door is closed. There is also the possibility to work
with the alarm system, and also to operate with remote commands, for example when we
are missing to give an order to open so that the cleaner can enter the house e.g.

Automation

• There is a Panasonic call center with telephone devices in all areas allows us to

transfer calls, etc. The intercom is also connected to the center, so we can open the gate
from all telephone devices.

• There is a terrestrial and satellite TV antenna, with a total of 11 sockets throughout the
house (up to 8 TVs can operate simultaneously).

There is a pre-installation for a smart home, and the electric shutters are already with smart
switches. With the remote control for example we can turn off all the shutters of a bedroom
or the lights of the living room. Or when we leave the house we can order all the shutters
and lights to be turned off, and turn them on when we come back. The switches are
Legrand Galea, one of the best and most expensive Legrand series

The garden has an 8-zone automatic watering system and the 4-zone roofgarden,

In the large window of the living room there is an electric awning with air, rain and sun
sensor. So summer can come down automatically when the sun comes to that side, and if it
starts to blow or it rains it gathers on its own,

Comfort

• There is a Turkish bath, on the ground floor and the bathtub of the master bedroom has a
hot tub

. The elevator is glass (about 40% more expensive than a conventional one) with a
telephone for trapping.

The masonry of the bedrooms is made of double plasterboard and fiberboard for greater

The systems that have been installed have a high cost, several tens of thousands of euros.
In addition to the amenities they offer, they helped us achieve energy savings of more than
€ 3,000 per year compared to conventional constructions. In 10 years we will have saved
more than € 30,000 compared to another house without these systems.

The cost of the rest of the furniture and appliances, which you stated that you do not want
to keep (sofas, dining area, TVs, desks, beds, etc.) is 10,000 €

As an area, Triadi has the best microclimate in the prefecture of Thessaloniki, something
important for health in a prefecture with enough humidity. Also, it has a very low objective
(500 € / m2 today) which means that the house is not significantly burdened with taxes.

Because for the reasons I moving abroad I am willing to lower the sale price to an amount
that be considered reasonable by both parties.
